A current market mark on any property: point value, range, confidence, a basis line, and up to three cited comparable sales — with a verdict stamped against your benchmark (ALPHA, IN BAND, GAIN·OPP-COST MISS, UNDERWATER). A property the agent cannot ground in retrieved evidence records nothing; grounded-or-silent is enforced in code. Market estimates, not USPAP appraisals.

What does "grounded or silent" mean?

Every mark ships with its sources attached — the comps it used, where they came from, when they were retrieved. A property the agent cannot ground in retrieved evidence records nothing. No number without sources, ever.

Is this an appraisal?

No. These are market estimates grounded in recent comparable sales, not USPAP appraisals. The disclosure is part of every output, not the fine print.

Where do the comps come from?

Live retrieval of recent comparable sales, active listings, and submarket dollars-per-foot against the property's own market — refreshed on every run, never cached from a stale model.

What is the verdict stamp?

Your mark is compared against your own benchmark — purchase price, cost basis, or a hurdle band. ALPHA means the mark clears it; IN BAND means it tracks it; GAIN·OPP-COST MISS means it gained but still lost to the money's alternative life; UNDERWATER means it fell below. The principal's own mark always overrides the estimate.
